Services Offered

Full property management:

  • Deal with all day to day matters to ensure you have a well looked after property and a happy tenant.

  • Oversee the transfer of utility charges, council tax etc, at the commencement of a tenancy.

  • Organise the inventory check in/out service.

  • Oversee a start/end of tenancy clean.

  • Meet and greet tenants on check in and provide them with a welcome pack.

  • Be the main contact for tenants at any time ensuring all reasonable tenant queries and urgent issues are dealt with quickly and efficiently.

  • Carry out periodic inspections of your property to ensure it is being well looked after.

  • Provide a written periodic inspection report including photographs.

  • Organise annual gas safety certificate.

  • Oversee all maintenance of your property and organise and take deliveries such as furniture or white household goods.

  • Negotiate any rent increases on your behalf.

  • Vacant property management service.

Tenant Finder:

  • For clients who take up our full property management service, we can also provide a tenant finder service.

  • Carry out all relevant background reference checks.

  • Provide tenants with all documents, as required by law, relevant to renting a property.

Refurbishments & Interiors:

  • We do a lot of refurbishments for our clients, be it a new kitchen, new bathroom, arrange new carpets, painters etc. We can oversee the whole project for you. Do please ask us for further details of this service.

  • We have a lot of trade accounts within the interiors industry, be it shutters, sofas, beds, tiles etc. We will pass on the discount to you. We are always happy to try to open a trade account so if there is something you would like, please don’t hesitate to ask and we will see what we can do!

Pricing Structure

Full Management Service - 5% of gross annual rent paid monthly.

Tenant Finder - 4% for new tenants & 2% renewals.

This service is only offered to clients who have taken the full management service (5%).  Just Management will market the property, carry out viewings with prospective tenants, conduct credit and reference checks, negotiate an acceptable rental and conclude the terms to be granted in the Tenancy Agreement.

VACANT MANAGEMENT SERVICE (£50pcm)

This service is where buildings insurance policies require an empty property to inspected. We will visit the property once a month and notify you of any structural or other serious defects to the premises or its contents. We will provide you with a written report of our findings.

TENANCY DEPOSIT REGISTRATION (£50)

By law all tenancy deposits have to be registered with a scheme. If required we can arrange this for you.

JM TENANCY AGREEMENT (£60)

The fee for preparation of an Assured Shorthold Tenancy Agreement is £60 per agreement.
